This is a very good alternative to "equity release" and Lifetime Mortgage

We are pleased to be able to offer a product where the value of your brick and mortar can now work for you and give you a monthly return.

  • Minimum value of property 80,000€
  • No maximum value
  • Minimum age 25
  • Maximum age 75
  • Advance on urban properties 60%
  • Advance on "rustica" properties 50%

This is a low risk alternative to equity release where the fund is normally invested in a portfolio (stock market or similar). Lately as we all know the stock market, regardless of country, has not performed well and many investors have lost a lot of money using this alternative. This product is only given by 1 branch in Spain where they will keep a daily control of the exchange rate fluctuation. If either currency fluctuates to the extent this product does not become viable, your mortgage will be cancelled with immediate effect. Because of this all completions will have to take place on Costa del Sol, however your property can be anywhere in Spain including all islands.

The mortgage the bank offers will be in Japanese Yen (currently 1,76%), however the investment will be with the same bank, but put into a high yield deposit account, currently the return is 5,36%. the difference between the 2 is yours and can be paid on a monthly or quarterly basis to you. If you chose to be paid quarterly the return is slightly higher.

500,000.00 €
Amount bank will advance 300,000.00 €
The mortgage will cost per month 440.00 €
The yield monthly is 1,340.00 €
Monthly return 900.00 €

There is no need to show income for the above.

If you have an existing mortgage this product can still be used, or maybe you would like some cash in hand and the rest put into a high yield deposit account, this is also possible. But for the amount which is not invested you need to show income.

The mortgage can be cancelled at any stage. The redemption the first 5 years is 0,5% and afterwards it is only 0,25%.
